Sliding Replacement Windows

One problem does not always mean the entire window needs replacement. Some hardware and track problems are repairable, and the U.S. Department of Energy has a useful overview of when to update versus replace windows. Replacement becomes more practical when several parts of the window are worn, the frame is damaged, or the window no longer performs well.

Your Windows Are Old and Inefficient

Older sliding windows often use single-pane glass, basic aluminum frames, worn seals, or glass packages that perform poorly compared with current products. Replacement gives you the opportunity to choose an insulated glass package, tighter weatherstripping, and a frame designed for current performance standards. The Window Is Difficult to Slide

A sliding sash should move without excessive force. Dirt in the track is one possible cause of poor operation. Worn rollers, a bent track, frame distortion, or an opening that is no longer square can create more serious problems. If repeated repairs no longer restore smooth operation, replacing the window could make more sense than continuing to replace individual parts.

The Window Does Not Lock Properly

A lock that no longer lines up often points to movement within the sash or frame. Worn hardware is sometimes the problem. In other cases, the sash has shifted enough that the meeting rails no longer line up correctly. The window should close fully before the lock engages.

You Feel Air Around the Window

Air leaks around an older sliding window often come from worn weatherstripping, gaps around the frame, or a sash that no longer closes tightly. Air also enters around the rough opening if the original installation was not properly insulated and sealed. A window inspection helps determine whether the problem is part of the window itself or the installation around it. There Is Fog Between the Glass Panes

Fog or moisture trapped between panes usually means the seal around the insulated glass unit has failed. The glass is no longer performing as the sealed unit was designed to perform. Depending on the age and condition of the window, replacing the glass unit or replacing the complete window could be appropriate. Moisture on the room-facing surface of the glass is different. Indoor humidity and outdoor temperature also affect surface condensation.

The Track or Frame Is Damaged

Cracked frames, badly worn tracks, damaged rollers, rot, and water-damaged trim all deserve a closer inspection. The condition of the surrounding wall matters as well. Replacing a window without addressing hidden moisture or framing problems leaves the underlying issue in place.

Water Is Getting in Around the Window
